Home Improvements for Resale

Home Improvements for Resale

What improvements, if any, should you make to your home in order to make it more salable?  Sometimes this is a function of the current real estate market.  If it’s a tough one, a buyers’ market as some call it, you may want to make some improvements to modernize or make your home more desirable to buyers.  Sometimes it’s just about putting in features that are in demand these days, things buyers really want in a home.

Small to large, what are we talking about?

Home improvement can mean a lot of things, and can involve very small improvements or expensive additions and remodel.

  • Repaint walls
  • Refinish floors
  • Replace windows
  • Add a deck
  • Landscaping
  • Countertop replacement
  • Replace or refinish doors
  • Roof work
  • Add room(s)
  • Improve lighting with fixtures and/or skylights

There’s more, but you’re getting the picture.  You can spend a little or a lot, do some or all of the work yourself, or hire it out.  What we do as your home listing broker is to do a thorough Comparative Market Analysis (CMA).  It tells us what homes like yours are selling for, and how fast they’re selling.  It helps us to come up with a listing price, but it serves another purpose as well.  We can advise you as to whether home improvements, and which ones, will help your home to sell faster or for a higher price, or both.

Sometimes spending $5000 on a kitchen will capture a buyer sooner and double or more that amount in the selling price.  Buyers would normally rather buy a home ready for them with the features they want, rather than having to start working on the home when they move in.  We’ll help you with decisions about home improvements in the sale of your home.
